For the contract three anchors count: fixed price commitment, completion guaranty and a complete service description, in which each trade is listed - this is how the consumer building contract according to § 650i BGB stipulates. Have the paper checked independently before signing, for example with the help of the consumer advice center.

    Short tip: KfW applications always run BEFORE construction begins via the house bank – afterwards there is no more subsidy money.

    Stage 5: Plan building plot, foundation and erection

    Building plot prices – readable from the official land reference values –, building regulations and subsidy programs differ significantly depending on the location – an overview is given by the pages on the federal states and the countries in the D-A-CH region and the EU. Clarify foundation type (floor slab, point or screw foundation) and crane access early. Does a modular house require a building permit?
In short: Yes, as a rule. A modular house as a permanent residential building is subject to approval – regardless of it being prefabricated in the factory. The relevant factors are the state building regulations, the development plan and the requirements of your municipality regarding size, height and distance areas. Only very small outbuildings are exempt from permitting depending on the state, an inhabited modular house almost never falls under that. Plan the building application with a lead time of a few weeks to months; many providers supply the necessary documents and structural calculations along with it.
How long does the assembly of a modular house take?
The actual assembly on site takes only 1 to 5 days: The modules come ready from the hall, a crane places them on the prepared foundation, after that connections and detailed work follow. The overall project from inquiry via planning and approval to moving in is realistically 4 to 8 months. The largest time blocks are building plot, approval and the manufacturing time in the factory – not the installation. Whoever commissions in winter can schedule the setup for spring.
Can a modular house be expanded later?
This is one of the core strengths of the construction method: Modules are planned additively, further units can be added to the side or – with appropriate structural design – stacked on top. Thus the house grows with the family, for example from a 45-m² start to a 90-m² home. Prerequisites are sufficient building plot area, a suitable foundation and building law approval for the expansion. Clarify the expansion stages early with the manufacturer so that connections for water, electricity and structure are prepared from the start.
Is a modular house winterproof and habitable year round?
Yes. Reputable modular and container houses are manufactured with continuous insulation, triple glazed windows and low thermal bridge connections and achieve the values of the building energy law. Heat pump, floor heating and photovoltaics are standard or available as option in many models. This makes them usable year-round as main residence – unlike a pure holiday or garden house. Pay attention in the specification to U-values, insulation thickness and the stated efficiency standard.
What foundation does a modular house need?
Modules need a load-bearing, frost-safe subsoil. Three variants are common: a cast floor slab, point or strip foundations as well as screw foundations. Screw foundations are quickly installed, can be dismantled and are popular with smaller modules; a floor slab is the most stable base and required for larger, multi-story structures. A geotechnical report clarifies soil class and frost depth in advance. The foundation is usually not included in the module price – calculate it as a separate item next to transport and crane.
Is a modular house financed and subsidized via KfW?
Modular houses can be financed like other new buildings provided they are firmly connected to the building plot and permanently habitable. Low-interest KfW loans for climate-friendly new builds require a high energy efficiency standard; the application is made before construction start via your house bank and is supported by an energy efficiency specialist. Important for the bank: fixed location, building permit and a solid performance specification. Purely mobile setups without a fixed foundation are however harder to get loans for.
What is the difference between a container house and a modular house?
Both arise as prefabricated spatial units but differ in construction and appearance. A container house is based on a steel frame (often in the sea container grid) – robust, stackable and from approx. 1.500 €/m². A modular house is usually produced in timber frame or stud construction, appears more residential and starts turnkey from approx. 1.900 €/m². Modular houses offer more design freedom and better insulation values in the standard, container houses score with price and stability. Both are expandable and – depending on foundation – relocatable.
