A Space Capsule Tiny House - frequently also called Capsule House or space capsule house - is a factory-prefabricated, compact capsule or cube living unit in futuristic spaceship design that according to manufacturer information is delivered ready to the installation site. Occupied floor areas range from around 8 m² (compact egg capsule) to about 38 m². Currently only the Slovak manufacturer Ecocapsule provides public EUR prices: ab ca. 55.000 € for the 25 m² Box Classic and approx. 99.000 € for the egg-shaped micro unit with around 8.2 m² - each as manufacturer specification, plus transport, foundation/placement and connection. The other manufacturers (Armadilla, GLAMNI, Moving Castle, Nestron) do not list public EUR prices for their models; here it is on request. For permanent living in Germany approval and placement according to the respective state building regulations must be clarified with the responsible building authority.
What a Space Capsule Tiny House costs as prefabricated house - the overview
With the Space Capsule Tiny House the living unit is created almost completely in the factory: it is delivered largely finished and set up and connected on site in a short time. A binding fixed price ex works makes the calculation predictable - building plot or placement, foundation, transport, crane and house connections are however always added.
Important with this special construction type: classic new build subsidy programs for residential buildings (such as the KfW loans) require a permanently approved residential building with proven energy efficiency - many Space Capsule Tiny House models do not fulfill this automatically. Therefore clarify building regulations at the installation site and possible subsidy eligibility before ordering.

The price for a Space Capsule Tiny House project in prefabricated construction depends mainly on area, equipment and usage requirements. From approx. 55.000 € plus ancillary costs is a realistic starting price for the basic version (Stand 2026).

Only Ecocapsule provides public EUR prices (Box Classic ca. 55.000 €, egg shape ca. 99.000 €) - each as manufacturer specification. In any case the following are added: transport and if applicable crane setup (the units can weigh several tons), foundation or prepared placement, utility connections (water, wastewater, electricity) as well as for manufacturers outside the EU additionally import and customs costs. These are design visualizations of a typical capsule unit, not manufacturer photos of a specific model.
Setting up Space Capsule Tiny House in Germany: Site, Permit, Use
Whether as guesthouse in the garden, holiday accommodation, glamping unit or office capsule: A Space Capsule Tiny House is delivered as a finished unit by truck and set up with or without a classic foundation depending on the model. For permanent living in Germany the same building law applies as for any other building - the state building regulations of your federal state, the development plan and the planned use are decisive. There is no blanket permit exemption, not even below certain sizes.
In practice this means: Before the purchase you should clarify with the responsible building authority whether your building plot permits a capsule residential unit, which procedure applies (building permit, simplified procedure or procedure-free) and which requirements exist for development, setback areas and site. For delivery access and if necessary a crane site must also be planned - individual models weigh several tons according to manufacturer specifications.

Space Capsule vs. Tiny House vs. Container House: Which Compact Housing Form Fits?
The space capsule look is the unique selling point of the Space Capsule Tiny House: rounded shapes, panoramic glazing and a styled interior from the factory. Those seeking more living area or classic rectangular floor plans are often more flexible with a tiny house on foundation or a container house from combinable room modules - both can also be implemented more easily in Germany with common construction methods and energy standards.
A price comparison is only possible to a limited extent because most capsule manufacturers do not name public EUR prices. As orientation: Tiny Houses from German providers start depending on fit-out usually in the mid five-digit range, container houses from around 65.000 € (30 m²). For the Space Capsule Tiny House from manufacturers outside the EU transport, import and customs costs are added.
