What is modular construction?

Short answer: Modular construction means: A house is created from prefabricated room modules. These are fully finished in the factory, transported to the construction site by low-loader and placed on the foundation there in just one to five days by crane. The key difference from conventional construction: The majority of the work does not take place on the construction site, but in the production hall — dry, precise and independent of the weather. While the foundation is being prepared on site, the modules are already growing in the factory. This parallelism is the reason for the short overall construction time.

Modular construction method, serial construction, element or room module construction?

The terms are often mixed up. Serial construction is the overarching term for standardized, repeatable construction processes. The modular construction method is a specific form of it: It works with room-sized 3D modules. In contrast, the element or panel construction method (2D) involves flat components being brought to the construction site. Room modules have the highest degree of prefabrication — in return, transport dimensions limit the possible module size.

Process: from Factory via Transport to Erection

A modular construction project follows a clear, standardized process. Each step interlocks with the next — this makes the scheduling so reliable:

  • Planning & Module Grid: Floor plan is broken down into transportable room modules.
  • Factory Production: Modules are created weather-independent in the hall — in parallel with foundation preparation.
  • Fit-out in Factory: Electrical, plumbing, windows, insulation and often bathroom/kitchen are already installed.
  • Transport: Finished modules are taken by low-loader (if necessary heavy transport) to the construction site.
  • Erection: A crane places the modules on the prepared foundation — usually in one to five days.
  • Final Assembly: Module joints, connections to supply and disposal, roof and facade details are closed on site.

How long does a modular house project take in total?
From commissioning to moving in typically four to eight months pass for a modular house. The pure factory production runs parallel to the foundation preparation, which saves a lot of time. The assembly on site is extremely short with one to five days. Delays usually occur not in the factory but with building permit, development and building plot issues.
Is a modular house as stable as a conventional house?
Yes. Modules are constructed significantly more robustly for transport and crane lifting than walls built on site - they must withstand distortion and lifting loads. The factory production is independent of weather and is continuously quality checked. A firmly founded modular house is a full-fledged, permanently habitable residential building and not a temporary solution.
Can a modular house be expanded later?
This is one of the biggest advantages of the modular construction method. Many providers plan connection points so that further modules can be docked at a later time - for example an additional room or a second level. It is important to consider the expansion from the beginning with statics, building law and connections so that no expensive conversion is needed later.
